Prep | Mixing | Application | Maintenance | Scrub and Recoat
PREP:
- Strip conventional floor finish using Xlerate™ Stripper (#2917FX) following product package directions.
- If the floor is coated with anything other than conventional finish, contact Essential Industries at (800) 593-1021. These include:
a. OMU
b. Sealer
c. Permanent coating - (OPTIONAL*): When floor is dry, polish the floor using a 6000 grit or greater diamond polishing pad on a high speed machine (1500 RPM or higher).
- Do NOT apply T-Rx to a coated surface.
* OPTIONAL instructions are NOT necessary, but they improve final gloss of the coating.
IMPORTANT! Read Before Proceeding:
- Pot Life is 3 hours – DO NOT mix more product than you will use in 3 hours.
- This product is NOT strippable.
- Do NOT blend different batches of material together.
- Application vessel and mop heads should be washed between batches of newly mixed material.
- Apply no more than 3 coats in a 24 hour period.
- Allow 6 hours of cure time before allowing traffic on the floor.
- Coverage – 1500 – 2500 sq. ft.
MIXING:
Equipment and Materials:
- T-Rx Part A and Part B
- Clean mixing pail
- Electric drill
- Drill paddle – 3”-4”
- Fresh water source
Directions:
*NOTE: When following the mixing instructions use:
- 3500 grams Part A bottle with 203 grams Part B metal canister (included)
- Read all directions and cautions carefully prior to mixing product.
- Equip drill with drill paddle.
- Pour all of Part A into a clean mixing pail.
- Begin agitating part A with drill equipped with drill paddle before adding Part B. Hold paddle at a 45 degree angle with the paddle close to the far edge of the pail when agitating.
- *(See Note Above) Next, slowly pour all of Part B liquid into Part A in a stream no wider than the diameter of a pencil. Make note of the time: This should take at least 90 seconds. Ensure Part B container is completely empty.
- Continue to agitate mixed material for an additional 2 minutes.
- Allow material to rest for 5 minutes or until bubbles subside in the pail.
- Rinse empty product packaging with water and dispose of packaging properly.
- Wash drill paddle thoroughly with water to avoid product drying on the paddle.
APPLICATION:
Equipment and Materials:
- Properly mixed T-Rx material (see Mixing Directions)
- Application vessel
- Kai-Motion bucket – for large jobs
- Watering can – for small to medium jobs
- Flat mop equipped with a short-nap, microfiber mop head/pad
- Fresh water source
Directions:
- Read all directions and cautions carefully before proceeding.
- Eliminate air flow from work area by closing windows and doors and turning off fans or HVAC system.
- Pour freshly mixed T-Rx into application vessel.
- Apply T-Rx using a Kai-Motion bucket or a watering can: Apply a thin bead (4”- 6”) working in sections of 300 sq. ft.
- Using the flat mop applicator, coat the floor as you would with a conventional floor finish.
- Floor must dry for at least 1 hour prior to recoating. If floor appears dry after an hour, conduct a Paper Test to confirm prior to recoating.
- Rinse mop pad with fresh water thoroughly between coats.
- Wait 90 minutes after applying the last coat. Conduct the paper test to insure floor is dry, and polish the floor with a white polishing pad to accelerate the drying process.
- Polish the floor using a 6000 grit diamond pad on a high speed machine (1500 RPM or higher).
- Polish the floor again with a white polishing pad to even out appearance.
MAINTENANCE:
Equipment and Materials:
- Dust mop or broom
- Auto scrubber or mop and bucket
- Blue Concentrate (2085FC) or Blue Concentrate SC (4085FC)
If applying additional thin coats of T-Rx to traffic lanes (step 3 below):
- Properly mixed T-Rx material (see Mixing Directions)
- Application vessel (KaiMotion bucket or watering can)
- Flat mop equipped with a short-nap, microfiber mop head/pad
- Fresh water source
Directions:
- DAILY: Sweep or dust mop as necessary to remove gritty soil.
- DIRTY FLOORS: Clean with Blue Concentrate or Blue Concentrate SC. Follow package directions for proper dilution rates. Rinse and let dry.
- TRAFFIC AREA: Clean with Blue Concentrate or Blue Concentrate SC. Follow package directions for best results. Rinse and let dry. Apply additional thin coats of T-Rx to traffic lanes as needed.
SCRUB AND RECOAT:
Equipment and Materials:
- Auto scrubber
- Blue pad
- Mop and bucket
- Blue Concentrate (2085FC) or Blue Concentrate SC (4085FC)
- Properly mixed T-Rx material (see Mixing Directions)
- Application vessel
- Kai-Motion bucket – for large jobs
- Watering can – for small to medium jobs
- Flat mop equipped with a short-nap, microfiber mop head/pad
OPTIONAL* Equipment and Materials:
- High speed burnisher
- 6000 grit diamond pad
- White polishing pad
* OPTIONAL equipment and materials are NOT necessary, but they improve final gloss of the coating.
Directions:
- Deep clean floor using Blue Concentrate (2 oz per gallon) or Blue Concentrate SC (1 oz per 2 gallons) and an auto scrubber using a blue pad.
- (OPTIONAL*): When floor is dry, polish the floor using a 6000 grit diamond pad on a high speed machine (1500 RPM or higher).
- Damp mop or autoscrub with Blue Concentrate (2 oz per gallon) or Blue Concentrate SC (1 oz per 2 gallons) to pick up dust and debris.
- Apply 2 coats of T-Rx, waiting at least an hour and making sure the 1st coat is dry before applying 2nd coat.
- Wait 90 minutes after applying the last coat. Conduct the paper test to ensure floor is dry, and polish floor with a white polishing pad to accelerate the drying process.
- Polish the floor using a 6000 grit diamond pad on a high speed machine (1500 RPM or higher).
- Polish the floor again with a white polishing pad to even out appearance.

Cleaning and Restoration:
- Use 525 Citrus Scrub N Shine (525FR), diluted at 3 to 4 ounces, in a spray bottle.
- Spray and let sit for 5 minutes.
- Buff the floor with an 8,000 grit diamond pad. The floor can be a little damp when buffing starts. It should haze slightly, and then become clear.
- Polish with a white pad for clarity.
